Good point on the pictures and personal belongings.
This creates the idea that the seller isn’t really ready to leave, its like marking their territory if you will.

This also makes it very hard for the potential Buyers to imagine what the house would look like with their personal belongings.

plus people tend to collect a lot of clutter and this causes spaces to seem less spacious.

Good point.
Any real estate agent gets paid to sell a home.

And a home owner is so emotionally involved that they stuff it all up. It’s like selling a home and all the family photos hang in the passage. These photos scare the potential buyers.
Sellers must remove themselves and there scary photos and other personal items.

I am an Estate agent and I believe we are very special

I believe every profession is there for a reason.

I love doing DIY but this does not mean contractors should shot and forgotten.

I also believe that if you feel up for it you should try and sell your own property. This will do one of two things:
1)You will save between 4% and 10% on the sale of your property and if you are really lucky you will have a smooth transaction.

2)You will really appreciate your estate agent.(This is the more common of the results.)

I have come across many FSBO’s (For Sale By Owners) in my career that just will not pay an estate agent. They believe estate agents just cost to much. And I agree the amount the seller pays is quite high but unfortunately we do not get all of this money.
We are really lucky if we get 1/3 of this money and then we still need to pay our overheads(ads, car, petrol, desk fees, cellphone etc.)
