Be careful of who you listen to about pricing to sell
I have been a strong believer of asking advice only from people who are in a position to give advice, ever since I read a book called “Rich Dad Poor Dad” about 8 years ago. The author says he would never ask a homeless person how to manage money or ask someone that has never jumped out of a plane how to skydive.
As obvious as this sounds it never seizes to amaze me how many people would take their neighbour’s advice on selling a property and what the price should be over mine or another experienced Real Estate Agent. This would be fine if the neighbour was an estate agent or a sworn appraiser, that is active in their area. But this is very rarely the case.
Time after time I advise sellers on a market related price, and the seller says “but the neighbour said…”
If your neighbour is not an expert don’t listen to him!
I am not saying the experts are always right either. I have seen many Real Estate Agents inflate a listing price only to get the favour of the seller, and then beat the price down at the closing table.
I recommend asking a few agents for their opinion and asking them for their CMA of properties currently on the market and that have recently sold.
Your listing price should be somewhere in between to achieve a competitive price and sell in a reasonable amount of time.
